An EPC certificate, or Energy Performance Certificate, assesses how energy-efficient a building is.
It provides a rating from A (most efficient) to G (least efficient), similar to the labels found on household appliances. The certificate also includes recommendations for improving energy efficiency and estimates potential energy costs.
Energy Performance Certificates (EPC'S) are a legal requirement if you are renting, selling or building a property in the UK. The EPC needs to be produced within 7 days of marketing the property or up 21 days as long as an appointment has been made for the assessment.
The below information will help achieve the best EPC certificate, but are not essential to carry out an assessment, so if this information is not available, we can still produce an EPC Certificate.

The DEA will draw out a floor plan for each floor of the property, taking dimensions throughout the building, identifying areas where heat may be lost. Examples of where heat could be lost, include windows, ceilings and walls.
The property will be inspected to give an indication of how much it will cost to power and heat your home.
The EPC also identifies the amount you could potentially save, should you improve the energy efficiency of the household running costs as outlined within the Certificate.
The survey also includes us taking pictures as visual evidence:
◦ Inspection of room heaters, boilers, heating controls and fireplaces
◦ Record of fuel type to heat the property
◦ A survey of any extensions on the property plus the construction type (solid brick, stone etc.) and age of the property
◦ Inspection of insulation present in the loft and walls
◦ Record of low energy lighting
◦ Inspection on the size & types of glazing on windows
Once completed, the data is recorded on a property data sheet and will be uploaded and lodged onto the Government Web-site.
The Certificate will then be emailed to you.
